Holladay Ventures is seeking a high-performing, technology-forward Real Estate (LIHTC) Development Manager in Nashville, TN.

The Real Estate (LIHTC) Development Manager will take on a diverse range of responsibilities, combining analytical expertise, project management, and deal sourcing. This position requires a blend of strategic thinking, financial acumen, and adaptability. The ideal candidate will have LIHTC experience and will prioritize immediate Holladay Ventures needs, followed by financial analysis, project management, and deal sourcing.

The Real Estate Development Manager is responsible for managing the entire development process including feasibility analysis, acquisition, deal structuring, design development, financing, public approvals, construction, and close-out. This position involves teamwork, collaboration with colleagues including other real estate development staff and Holladay Ventures’ Land Acquisition, Design and Construction Management, Accounting and Asset Management staff, and with third-party consultants such as legal and design professionals.

Qualifications

  • Bachelor’s degree required.
  • 4-6 years of new construction multifamily development experience, at least 3 years of experience in LIHTC.
  • Experience with all aspects of the real estate development process, from acquisition and financing through design and construction to stabilization.
  • Experience with complex, multi-layered real estate financing, preferably with the Federal Low Income Housing Tax Credit Program and affordable housing loan products.
  • Knowledge of land use, public financing, and real estate development regulations.
  • Experience in applying for LIHTC funding and general grant writing

Key Responsibilities

  • Perform detailed financial analysis and modeling.
  • Analyze potential properties to purchase, including producing proformas and creating written project documents, coordinate due diligence activities, analyze the rental sub-market, and generally support the VP of Development.
  • Assist in negotiating potential LOI and purchase contracts with land sellers or brokers.
  • Work with team members to prepare responses to requests for proposals and solicitations for bids by collaborating on the creative concept, analyzing the economics and financing structure and preparing proposal materials.
  • Prepare development budgets and pro forma operating budgets and manage the development budget throughout the development process to ensure balanced sources and uses, and achievement of HV revenue goals.
  • Manage the entitlement/zoning and permitting processes, and related community input and approval processes
  • Manage and maintain development schedules to ensure timely completion of development milestones including closing.
  • Work closely with design and construction management staff, third-party design professionals and general contractors to generate and refine development plans to produce high quality communities that are both responsive to the needs of our residents and communities and are financially feasible.
  • Attend construction progress meetings. Review and approve development-related invoices and draws including change orders.
  • Monitor marketing lease-up process to meet or exceed lease-up goals.
  • Oversee timely completion of close-out process.
  • Conduct thorough site assessments and due diligence to identify viable development opportunities.
  • Create detailed project budgets, including cost estimates for land acquisition, design, construction, and other development expenses.
  • Present findings and recommendations to senior management and stakeholders to inform decision-making.

Design & Construction Project Manager

Reporting to the Director of Design & Construction, you’ll carry projects from schematic design through construction documents — managing architects, engineers, and general contractors while steering entitlements, permitting, and closing. You’ll read plans and specs critically, catching design, code, and constructability issues early, and develop budgets with a strong eye toward accessibility, life-safety, and long-term building performance. Responsibilities

  • Creative problem-solving: Find practical solutions that reconcile design intent, cost, and schedule as projects move through design and construction.
  • Architect and General Contractor RFPs: Prepare and run architect and General Contractor RFP packages and help move qualified general contractors into preconstruction.
  • Entitlements & permitting: Carry projects through the full entitlement and permitting process: preparing exhibits, working with land use counsel and external consultants, presenting to jurisdictions and review boards, and securing zoning, grading, building, and METRO permits as deals move from approval into delivery.
  • Design team management: Manage and coordinate external architects, engineers, general contractors and 3rd party consultants through schematic design, design development, and construction administration.
  • Forward Thinking: Continuedly think about our residence’s experience, asset management needs and new emerging technologies.
  • Project Budgets: Experience helping develop project budgets and holding delivery to the collaborative, agreed-upon proforma.
  • Drawing review and redline: Critically review and redline architectural, MEP, and structural drawings for design intent, constructability, code compliance, and cost discipline. Push back when something is not right.
  • Community engagement: Attend community meetings alongside the development team during the presentation of design concepts.
  • Owner’s representative in the field: Support our Senior Construction Project Manager with site visits, RFI response, submittal review, and field coordination during construction.
  • Project controls support: Support preconstruction budget tracking, schedule management, and consultant invoice review.
  • Cross-functional collaboration: Work with the development and finance team on project requirements, closing milestones, and funding partner deliverables. Work with our Asset Management team with design guidelines and project delivery.
  • Design standards & guidance: Maintain and further develop Holladay’s design standards and provide design and market guidance across active projects, so quality and consistency hold as we scale.
  • AI: We are an AI-centric development company. Leverage Claude Cowork to enhance solutions, general research, and presentations.

Qualifications

  • Degree in Architecture (B.Arch or M.Arch) or related building sciences.
  • 7 to 10 years of experience in multifamily design with significant work in affordable (LIHTC) and/or market-rate housing.
  • Proficiency with Revit, AutoCAD, or similar tools.
  • Working knowledge of building science, construction documents, and new technologies.
  • Ability to manage time across multiple active projects and design teams.
  • Prior experience working for real estate developers as a client is a strong plus, not a requirement.
  • Familiarity with affordable housing typologies is a bonus.
  • Strong communicator who can translate design intent to contractors, consultants, and development stakeholders.

The Operations Manager translates company vision into actionable plans, keeps departments aligned, and ensures the day-to-day machinery of the business runs smoothly.

Key Responsibilities

ADM (Affordable Development Mastery) Manager

  • Serve as the primary point of contact for ADM member questions — answer foundational questions on affordable housing development process, terminology, and program structure; escalate deal-specific or advanced questions to the coaching team
  • Manage the ADM inbox, enrollment, scheduling, and billing/invoicing for the program
  • Point members to the correct ADM resources, recordings, and frameworks
  • Flag recurring questions, confusion points, or community risks to leadership
  • Coordinate with coaching staff to ensure a smooth client experience (this role manages ADM’s business/operations side and day-to-day community moderation, but not coaching delivery)
  • Hiring and onboarding new ADM staff and ADM members

Traditional Operations

  • Assist with day-to-day HR administration: liaise with the HR consulting agency on job descriptions, maintain the Employee Handbook, and manage onboarding/offboarding

Resident Services

  • Partner with the Director of Ops for resident empowerment programs across the property portfolio — community engagement, resident retention, and satisfaction/complaint resolution
  • Serve as the primary point of oversight for the third-party property management company’s resident services function
  • Develop a resident feedback loop and share information with leadership to help shape future design and programming

You’ll plan, script, shoot, and edit long-form YouTube videos from the ground up, while also repurposing podcast clips and capturing behind-the-scenes moments and thought leadership insights for scroll-stopping short-form content for Reels, LinkedIn, and YouTube Shorts. Beyond production, you’ll help shape content strategy, manage the posting calendar, engage with our community, and track what’s working — bringing creative ideas that expand the brand’s voice, grow engagement, and reach new audiences.
